WATERTOWN — A Washington Street cardiology practice will be the first tenant to move into a business park that Purcell Construction Corp. is developing on 30 acres off outer Washington Street.

Cardiology Associates of NNY, now in leased space in the Samaritan Medical Center, will occupy half of a 7,000-square-foot medical office building once it is finished by Oct. 1, a company spokesman said.

Richard R. Gefell, Purcell’s director of business development, said Purcell is talking to some other potential tenants to fill the other half of the building, near a cul-de-sac at the end of Howell Drive on the east side of the road.

Work has already begun on installing the foundation and underground plumbing. The concrete slab should be completed next week and walls should start going up the following week, Mr. Gefell said.

The medical office building is close to a medical office complex being developed by West Carthage developer Michael E. Lundy, on the other side of Washington Street.

“I think they feel a gravitational pull for medical offices in that area,” Mr. Gefell said.

The new structure will be one of nine planned for the business park, on a 30-acre site that straddles the city and the town of Watertown. A 10th structure in the city would include either a restaurant or retail space. Most of the development would occur south of the apartment complex’s entrance on Howell Drive and in front of Summit Wood apartments.

Purcell plans to complete the business and medical office park piecemeal, rather than all at once.

In December, Purcell announced it was in the early stages of planning the business park.

Plans call for the business park to cover 80,000 to 100,000 square feet, with individual businesses using between 6,000 and 8,000 square feet.

Potential tenants already have shown interest in the other parts of the venture, Mr. Gefell said.

In November, Purcell also announced plans for an industrial park with railroad access and space for up to 20 businesses on 88 acres of commercial land off outer Bradley Street at Interstate 81. Earlier this week, F.X. Caprara Auto Sales announced plans to build a Honda dealership there.

Purcell in recent years has been concentrating on Fort Drum-related economic development projects but now is focusing on other ventures off-post.
