The former Z-Star Industries building on Fisher Road has been sold and will be used as Purcell Construction’s welding shop.

Terra Development Inc., a Potsdam real estate company, sold the 14,660-square-foot warehouse for $600,000. The deal was closed May 30. The building and its 3.79 acres are assessed at $584,000.

Robin Grunert, lease administrator for Purcell’s MSP Realty LLC, said Purcell Construction had been leasing the property from Terra Development, so “it just made sense” to buy it.

Purcell will continue to operate its welding shop in the warehouse, where about six employees make steel wall panels and stairs for the barracks at Fort Drum, she said. Purcell’s safety director will occupy an office in the building’s front.

For years, James E. Sheehan, who runs three businesses and is involved in Terra Development, used the whole site for NES Rentals heavy-equipment rental business, Ms. Grunert said. His construction company has 120 square feet of office space at the front of the building.

Another company, S&L Electric, will continue to lease about 160 square feet of space there.

Terra Development purchased the property in 2007 for $600,000.

In 1992, Purcell Construction constructed the building for Z-Star, which had manufactured bearings and expansion joints for bridges until it was evicted from the property in 2000 after it failed to pay hundreds of thousands of dollars on economic development loans.

Purcell Construction also owns a building down the road, where more of its operation is located along with four tenants.
